
Application: Co-living housing looking to increase number of rooms
Parramatta City Council has received a Development Application (DA) for a modification to a existing DA for the construction of a part two and part three storey co-living housing development with basement parking at 9 O’Reilly Street, Parramatta.
The original DA was approved with a total of 20 rooms comprising of seven single lodger rooms, 13 double lodger rooms as well as two accessible rooms and four parking spaces in the basement.
The modification is seeking to increase the number of co-living rooms from 20 to 25 split into two single lodger rooms and 23 double lodger rooms.
Also included in the modification are plans to introduce an upper-level communal terrace to improve resident amenity.
“The modification results in a better version of the same development – a three-storey co-living building with basement parking, consistent architectural expression, and an improved contribution to the O’Reilly Street streetscape to avoid the ‘missing tooth’ in terms of the built form noting the prevalence of 3 storey forms along O’Reilly Street,” the Statement of Environmental Effects (SE) attached to the DA said.
Parramatta City Council will now assess the modification.

Approved: Car showroom to receive upgrades
Parramatta City Council has approved a modification to an existing Development Application (DA) for internal and external changes at a commercial facility to improve the site’s look.
The commercial facility, the Lexus Showroom at 2 Church Street/40-44 High Street in Parramatta, is looking to introduce a new external car display in front of the showroom, a new boom gate, new signage, and other landscaping work.
“In summary, the proposed modifications will not exhibit any significant environmental impacts and will not adversely impact on the amenity of any adjoining sites,” the Statement of Environmental Effects (SEE) attached to the DA said.
“No further impacts in terms of noise impacts are likely to occur as a result of the proposed modifications.”
Approved: Melrose Park North Precinct gets next residential building approved
The Sydney Central City Planning Panel have approved a Development Application (DA) for the construction of a seven to 24-storey residential building containing 227 residential units with three levels of basement car parking providing 269 spaces.
“The application proposes to construct a Residential Flat Building Complex containing three distinct building forms above a six storey podium, in alignment with the Melrose Park Masterplan,” the Statement of Environmental Effects (SEE) attached to the DA said.
“The proposed building massing is as follows: Building A (eastern building) full 23 storeys, Building B (central building) seven storeys, Building C (western building) eight storeys.
“The [residential flat building] complex will contain a total of 227 units, comprising of 38 x one bedroom units, 157 x two bedroom units, and 32 x three bedroom units.”
The building will form site K within the Melrose Park North Precinct.
“The subject site is known as Site K within the Melrose Park North Precinct, which is an important renewal precinct located east of the Parramatta CBD,” the SEE said.
“When completed, Melrose Park North will be an active and walkable community of around 5,500 dwellings, with a vibrant town centre, a school and attractive open spaces. The project will deliver significant public benefit for future residents within a highly accessible location.”
Approved: Fan favourite fast-food restaurant to get better signage
Parramatta City Council has approved plans for the installation of a new sign at Carlingford Court.
“The site contains the Carlingford Court Shopping Centre which includes a range of commercial premises along with ancillary elements including car parking and signage,” the Statement of Environmental Effects (SEE) attached to the DA said.
“The proposed sign is to be located on the southwest corner of the site.”
The sign is for the Guzman Y Gomez (GYG) fast food restaurant within the shopping centre.
“The proposed development involves the installation of a new internally illuminated above awning sign to support the existing GYG food and drink operation within the Carlingford Court Shopping Centre,” the SEE said.
“The proposed development involves the following elements: one x Internally illuminated GYG business identification sign (3.24m2).
“The sign is to be located adjacent to existing business identification signage on the existing awning.”
